St. Simons buyers are often deciding from somewhere else. They know the words East Beach and Pier Village. They do not know how your specific house sits until the media shows the walk to the sand, the marsh behind the lot, or the golf hole. We photograph the island as part of Glynn County coverage. Brunswick is the mainland page. Jekyll is a short drive; say so in the order if that is the listing. Sea Island is its own place next door. Book it as its own address and we will confirm access before the day.
What to add, and why
Drone on anything with a view or a lot worth explaining. East Beach, marshfront streets, and golf holes are the cases. Aerial photos and video show the relationship between the house, the water, and the neighbors. Our pilots are FAA-certified and insured. Lowcountry wind and temporary flight restrictions are our problem to check, not a surprise for you at delivery.
HDR photos for the interiors. Island houses mix bright porches and darker living rooms. HDR keeps both. Vacation-rental owners need the same honesty: the photo should match the house a guest walks into.
3D tours for second-home buyers. A family in Atlanta or Charlotte will tour online before they spend a weekend driving down. iGUIDE floor plans include measurements. Zillow 3D Home tours, and Zillow Showcase if you are a Showcase client, are part of the same service. We are certified through Zillow to set those up.
Video when the listing is going on Instagram and YouTube, not only the MLS grid. Walkthroughs, presentations, and short vertical clips are on the video page.
Twilight and staging. A noon photo of a beach house can look harsh. A twilight conversion is an edit of the daytime exterior, not a second appointment at sunset. Vacant rentals and flips take virtual staging in the main rooms.
Places on the island
Pier Village, East Beach, Frederica, Sea Palms, the Retreat area, and Redfern. Streets along Demere and the marsh side of the island come up constantly. If your community is gated, put the code in the booking. A gate or pass fee the community charges may be added to the order.
Rentals
A large share of St. Simons work is short-term rental, not a traditional sale. Choose Rentals when you schedule. The prep is the same checklist: clear counters, hide the soap, make the beds. Send the pre-shoot checklist to the owner or the cleaner.
Photos are back the next day so a rental listing or an MLS sheet is not waiting over a weekend. Book early in the week for a Thursday or Friday launch.
